Damp is the number one worry we hear about on old houses, and understandably. But before anyone reaches for a "damp-proofing" quote, it's worth knowing that what people call damp is really three different problems. They look similar on the wall and behave completely differently behind it.
Type 1: Condensation (the most common, the most misdiagnosed)
Most "damp" in occupied cottages is actually condensation — warm, moist indoor air hitting cold surfaces and turning to water. The giveaways:
- Black spotty mould, especially in corners, behind furniture and around windows
- Worse in winter, in bedrooms and bathrooms, and where air can't circulate
- Water actually running on the inside of window glass
The fix here is usually ventilation, heating and insulation — not injecting chemicals into the wall. Sealing an old cottage up tight without adding ventilation is a leading cause of new condensation problems.
Watch out
A lot of expensive "rising damp" treatments are sold for what is really condensation. If the fix doesn't address ventilation and cold surfaces, the mould comes straight back.
Type 2: Penetrating damp (water getting in from outside)
This is water coming through the wall or roof from a specific defect — and it's extremely common on old buildings. Signs:
- Damp patches that appear or worsen after rain, then dry back
- A patch in one defined area rather than a band along the base of the wall
- Often traceable to a real cause: blocked gutter, cracked render, failed flashing, high ground level, a leaking downpipe
The good news: penetrating damp usually has a findable, fixable source. Cure the defect and the wall dries out. This is where cement render (see our lime article) is often the hidden villain, trapping water it was meant to keep out.
Type 3: Rising damp (real, but rarer than claimed)
Genuine rising damp is ground moisture drawn up through the base of a wall. It's real, but far less common than the number of "rising damp" treatments sold would suggest. Signs:
- A tide-mark band, typically up to about a metre from the floor, fairly even along the wall
- Salts crystallising on the surface as the moisture evaporates
- Worse at the base, improving higher up
On old cottages, rising damp is very often made worse by raised external ground levels, cement floors and cement render that stop the wall breathing — so the honest fix is frequently to lower ground, remove cement, and let the wall evaporate naturally, rather than a chemical injection into rubble-filled stone walls where it barely works anyway.
Diagnosis is the whole job. Spend an afternoon finding out which damp you actually have and you'll save yourself thousands on the wrong cure.
How to tell them apart quickly
- Mould in corners and on windows, worse in winter → likely condensation → ventilation and heat
- Patch that flares up after rain → likely penetrating → find and fix the external defect
- Even tide-mark near the floor with salts → possible rising → check ground levels, floors and render first
Get it diagnosed before you're sold a cure
The reason we go on about this is that we've seen too many people pay for the wrong fix — chemical injections for what was really a blocked gutter, or sealed-up walls that made condensation worse.
