Every house is different, and the only number that matters is the one on your written quote after we've walked the site. But homeowners planning a project deserve a realistic starting range before they call anyone — so here's what we're seeing across Limerick, Cork, Clare, Tipperary, Kerry and Waterford heading into 2026.

Important

These are indicative bands based on typical jobs, not quotes. Materials, access, structural surprises in older buildings, and finish level all move the number. Treat this as a planning tool, then get a written, itemised quote before you budget against it.

Kitchens & bathrooms

  • Bathroom renovation: roughly €8,000–€18,000, depending on layout changes, tiling, and fittings
  • Kitchen renovation: roughly €15,000–€35,000+, driven mostly by cabinetry, worktop material, and whether walls or plumbing move

Like-for-like swaps sit at the bottom of these ranges. Anything that moves a stud wall, waste pipe, or window sits higher.

Extensions

  • Single-storey extension: roughly €2,200–€3,000+ per m², all-in with a standard finish
  • Double-storey extension: roughly €2,000–€2,800 per m² — the second storey spreads the fixed costs (foundations, roof, site setup) over more floor area
  • Attic conversion: roughly €35,000–€60,000, depending on roof structure and whether a dormer is needed

Roofing

A straightforward re-roof on an average semi-detached house typically runs €10,000–€25,000+, depending on roof size, whether it's slate or tile, and the condition of the timber underneath. Chimney work, valleys, and lead flashing are usually priced separately once we're up on the roof and can see the detail.

Full renovations & cottage restorations

This is the widest range of all, because it depends entirely on the starting condition. A cottage or older house that needs rewiring, replumbing, insulation, a new roof, and a full internal fit-out typically lands somewhere between €150,000 and €300,000+. Genuinely derelict properties — no working services, structural repairs needed — sit at the higher end or beyond it.

The good news: this is exactly the category the Vacant Property Refurbishment Grant was built for.

How the grant changes the maths

If the property qualifies, up to €50,000 (or €70,000 for a genuinely derelict home) comes back to you after the work is verified. That doesn't reduce your up-front cash-flow requirement — you still fund the build first — but it materially changes the real cost of bringing an old house back to life versus buying new. Not sure if your property qualifies? Try our quick eligibility checker — it takes about a minute.

The number that matters isn't the average. It's the one on your quote, for your house, after someone's actually stood in it.

What actually moves your number

  • Access: a tight rural site or narrow lane adds cost to every delivery and every skip
  • Structure: older Munster stone and mass-concrete walls sometimes hide surprises once opened up
  • Services: rewiring and replumbing an older home is rarely optional once walls are open
  • Finish level: the gap between a standard and a high-end finish on the same kitchen can be €10,000+

Getting a real number

We give every homeowner a free, no-obligation on-site assessment and a detailed written quote — not a verbal guess. If you're planning a project anywhere in Munster, that's the fastest way to move from "roughly" to a number you can actually budget against.
